No more uncertainty and apocalyptic visions of falling blocks. For almost 12 million Poles, or 1 3rd of the country's population, came breakthrough information. Government research, the most extended in history, yet dispels the story of the imminent end of the large disc. If you live in a building like this, you can relax. Your home is safer than expected, and its viability can scope even the end of the 21st century. It is information that changes everything – from a sense of safety to the value of real property and the stableness of mortgages.

For decades, it has been feared that buildings erected in the times of the Polish People's Republic have a life of 50-70 years. This word passed in many cases, causing legitimate concern for millions of families. The latest comprehensive analyses carried out on behalf of the government by the Institute of Building Technology (ITB) show a completely different picture. The large plate has a good future ahead of it, and its design, with appropriate maintenance, is full safe for decades to come.

Government investigation denies myth. No more fear of disaster.

Specialists from the Institute of Construction Technology took a look. 300 buildings from a large plate in 4 key voivodships: Mazowieckie, Łódź, Silesian and Lower Silesian. The results of these unprecedented studies are unambiguous and were officially presented by government representatives. This is the end of an era of conjecture and fear, and the beginning of an era based on hard data.

"Building from a large album has a good future ahead. There is no danger in terms of plan and safety these buildings" – provided Deputy Minister Artur Soboń during the presentation of the results. ITB experts have established that with adequate maintenance, blocks can safely service residents not for 50, but by 70 to even 120 years since the construction. In practice, this means that most of them will stand without a problem until at least the 1920s-2080s, and those best maintained can last until the end of the century.

These findings confirm history. According to analysts of the portal Rynek priwny.pl, in the full Poland only 1 case of falling down of the facade plate in Rzeszów in the 1990s was recorded. These structures proved to be resistant to gas explosions or landslides – despite the damage, their skeleton remained stable.

What does this mean for you and your mortgage?

If you own an flat in a block from a large plate, this information is fundamental to you. First of all, they mean Peace and security. Your home doesn't endanger to collapse, and you don't gotta worry about the abrupt request to decision out. It is besides a powerful argument stabilising the value of your property on the market.

Those paying off mortgages will be peculiarly relieved. Over the years, banks and borrowers have struggled with uncertainty. “If it were found that the life of specified blocks would be 10-15 years, who would decide to buy specified an apartment? Who will be tied up with a debt of 30 years on the property that will lose in the mediate of the time of its repayment?” Today, these fears are no longer present. Living in a large album remains a certain investment and safe debt collateral for the next decades.

An example from Ostrołęka, where 80 out of 85 blocks of the Centre's cooperative is built in this technology, shows this in practice. The studies carried out there confirmed that the buildings have a guaranteed viability on another 50 yearsand their plan is full stable.

Billions of gold for renovations. The government has a plan to strengthen the blocks.

The state does not leave residents alone with modernisation challenges. The government has already allocated 2.9 billion PLN for renovations of buildings from a large plate under the Fund for Thermomodernisation and Repair. This is real support for cooperatives and housing communities that plan the essential work.

The Ministry of Funds and Regional Policy estimated that the full cost of the essential strengthening and thermomodernisation work on a national scale was about PLN 25.8 billion. possible public backing can scope up to PLN 7 billion. peculiar attention is paid to about 50,000 buildings, where multi-layer plates were used. "On the occasion of thermomodernisation, it is worth considering the anticipation of strengthening these layers in order to guarantee that these buildings can be utilized safely for the next generations," explained Deputy Minister Soboń.

The weakest point of the large record. How can we identify and correct the problem?

The ITB investigation pointed out precisely the weakest link of blocks from the large disc. It's not concrete, it's concrete. metal anchors, i.e. welded façade plates. In the times of the Polish People's Republic, due to haste and mediocre quality of performance, they were frequently carelessly protected from corrosion. Today, after respective decades, many of these connectors are rusted.

The problem has been exacerbated by thermomodernisation renovations in fresh years. The thick layer of Styrofoam, although improved thermal insulation, frequently covered corroded anchors, additionally loading them and obstructing diagnostics. However, the problem is full solved. The key is professional intervention during facade renovations, consisting of strengthening or replacing corroded fittings. What can you do as a resident?

  • Check the documentation: Ask in your cooperative or community about the results of mandatory five-year method reviews of the building.
  • Be active: Take part in meetings and ask if planned facade renovations take into account the expertise and possible strengthening of anchors.
  • Apply for measures: Your community can search backing from government thermomodernization programs combined with structural reinforcement.

The paradox of the large record. Why are these apartments inactive included?

Despite negative stereotypes, flats in blocks from a large disc are constantly enjoying large interest in the secondary market. The reason is simple and is about their strength. “First of all, these settlements are in much better locations than fresh ones, built in suburbs”, explains expert Marcin Krason.

The 1970s and 1980s estates offer something that is frequently lacking for fresh developers: excellent infrastructure. Schools, kindergartens, clinics, shops and well-developed public transport are within reach. For many families, especially young ones, they are the only affordable alternative. Prices per square metre are importantly lower than in the fresh construction, and after modernization and renovation offer a comparable standard of living. Now that their safety has been confirmed for decades, their attractiveness can only increase.
