The first months of 2025 bring further rent increases for residents of blocks in Poland. The changes that already started in September 2024 concern many tenants due to the fact that increases in fees are importantly higher than inflation. In the case of many residents, this means an additional financial burden up to respective 100 zlotys per month. The increases concern both housing cooperatives and communities, and their causes are linked to the expanding cost of surviving and inflation.

Why are rent increases so high?

Real property experts, specified as Aleksandra Brzeziński, indicate that the increase in fees is simply a long-term process which started as early as September 2024. Unfortunately, there is no indication that this trend will halt soon. Growth includes all components of the rentincluding:

  • Renovation Fund – the expanding costs of building materials and repair services force higher contributions.
  • Maintenance costs of buildings – including cleaning, maintenance or settlement security.
  • Operation of lifts and common parts – more costly service, affecting operating fees.
  • Water heating and heating – increases in heat energy prices, erstwhile the shields are completed, lead to higher charges.

As a result, rent increases in any cases even scope Several percent, which for larger premises means an increase in fees by several 100 PLN per month. Many cities, including Warsaw, they complain of drastic increases which are a serious burden, especially for the aged and those with lower incomes.

What can tenants do?

Although increases must be justified, and their tallness must be announced in good time, residents may take different steps to defend their interests. According to the regulations, cooperatives and housing communities must inform about changes in fees at least three months before their introduction.

Residents shall have the right to:

  • Opposition if the increase is not duly justified.
  • Demanding detailed calculationson the basis of which an increase in duties was calculated.
  • Actions to court if there is simply a suspicion that the increase is unjustified.

W Warsaw cooperatives have already notified residents of increases that will start to apply from March 2025. The vast majority of residents, especially pensioners, are starting to experience rising costs that become increasing burden on home budgets.

Energy price increases aggravate the problem

The additional origin affecting the increase in fees is removal of shields By the government. To January 2025 maximum heat price increased to PLN 134.97 for gigajulwhich will translate into higher housing heating bills. Experts inform that energy prices can grow even more if the energy marketplace situation does not normalise. Residents are expected to face more increases in administrative charges in the second half of 2025.

What steps can residents take to reduce the impact of increases?

The residents of blocks wishing to minimise the impact of rising charges on the home budget should take the following steps:

  • Monitor cooperative spending – check precisely what the rent funds are utilized for.
  • Active participation in community and cooperative meetings – vote against unjustified increases and push for more cost-effective property management.
  • Consider austerity programmes – specified as window replacement, insulation of the building or installation of heat meters that can reduce heating costs.

This allows for a simplification in the impact of increases on the home budget, although further increases may be inevitable for older buildings requiring advanced financial investment in modernisation.

Is rent increases over or the beginning of problems?

The current wave of rent growth in Poland is causing serious concern. Many experts point out that this is only the beginning, as rising energy costs, costly repair services and inflation lead to increased administrative fees. For many inhabitants this means a necessity seeking savings in another areas of life to cope with the rising cost of living.
