After a period of comparative stabilisation of the price of housing in the secondary marketplace in the largest Polish cities, the average bid rates were again expanding – in March, they were higher by 0.5% on a monthly basis and by 3.6% on an yearly basis – according to the Morizon-Gratka Group report.
The authors of the publication pointed out that compared to year to year price changes in respective cities exceed the level of typical adjustment, and increases scope 500 PLN/m2.
"We see the top price dynamics in regional cities. This is peculiarly evident in Olsztyn, Bydgoszcz, Gdańsk and Poznań, where in the last 12 months average bid rates have increased by 5-6 percent. In the absence of signals of a crucial increase in demand, these changes should be explained by the increasing inflow to the secondary marketplace of housing offerings in modern construction, with a higher standard and higher valuations", the study indicated.
In turn, in Warsaw, Wroclaw and Białystok yearly price increases do not exceed 2 percent, which in the opinion of experts means comparatively tiny changes in nominal terms, i.e. an increase in the average price of square metre below 200 PLN.
"In the capital, the average offer price reached 17,492/m in March2, which means an increase of only 0.7% each year. The situation is even more unchangeable in Łódź, which recorded a symbolic drop in the average compared to last year – by 0.1%. In Kraków, Katowice, Lublin and Szczecin, the level of average price increases is close to inflation, which indicates a balanced structure of supply of offers, as well as a comparative balance between request and supply" - noted the authors of the report.
However, as they noted, the increases in bid prices observed in the announcements do not always translate into increases in transaction prices, since it is common practice for customers to negociate prices with sellers.
