The deficiency of unchangeable housing is increasingly affecting the life decisions of Poles, including the postponement of parenting and emigration of young people. Although the real property marketplace may increase in sales in 2026, for many people own housing remains out of financial reach. The study “The needs and aspirations of Poles’ housing” shows that social expectations towards the state in terms of housing policy are highly advanced today,” says Newseria Biznes.
The housing marketplace will come to life, but availability will stay limited
Forecasts indicate that in 2026 sales of fresh housing could increase by 10-15 percent and in the secondary marketplace by another 5-10 percent. request is expected to be driven by interest rate cuts and easier access to mortgages. However, this does not change the fact that, for a large part of society, the acquisition of housing is inactive an insurmountable barrier.

Own flat as a safety foundation
– Our respondents have said that despite different negative circumstances (...) they are absolutely in favour of buying apartments – says Newseria agency Dr. Isabella Rudzka, housing expert from Warsaw School of Economics.
The expert emphasizes that even problems with creditworthiness or own contribution do not change the dominant attitude of Poles to ownership. The lease is treated almost exclusively as a transitional stage, regardless of age or professional situation.
The study based on IBRiS investigation and SGH analyses shows that 71 percent of Poles own property and 68 percent are satisfied with their housing situation. At the same time, as many as 81% of those aged 18-29 feel that it is much more hard to get an flat than before. As many as 89 percent of tenants declare that they would like to pay the mortgage alternatively of paying the rent if the costs were comparable.
Housing and Childhood and Youth Emigration
– If we say that we are facing an expanding problem of deficiency of offspring throughout Europe, we are losing our childhood and in a drastic way, besides in Poland, then all politician should think about how many policies he represents could origin an increase in the number of children. So that we do not have a situation in which young people wonder if if they will leave, they will be able to better organize their lives to have children," he emphasised. This is confirmed by IBRiS data: 69 percent of respondents consider the deficiency of housing to be a origin that hinders the decision to have a child, and 76 percent associate the limited availability of housing with the emigration of young Poles. At the same time, about a 3rd of people aged 25–34 live with their parents, increasingly despite having jobs and financial autonomy.

Earnings Can't Keep Up With Prices
– To measure whether the acquisition barrier is serious, we are not only satisfied with housing prices," he emphasises Katarzyna Kuniewicz.
According to the expert, despite stabilizing the relation of income to housing prices, most cities gotta postpone from 7 to 10 years to buy an average place. The most hard situation prevails in Warsaw and Gdańsk, where for average wage you can buy about 0.6 sqm of improvement apartment.
Expectations towards the State
– From the statistical point of view of the Pole, it is crucial not to have two-three housing units, but to safe its basic housing needs – concludes Marcin Duma.
Poles anticipate an active and targeted housing policy. The top public support concerns support for the acquisition of the first apartment, facilitation for young people and families, and construction of housing for rent by the state.
